Clarus Construction builds the homes we develop. If you own land with development potential, we can assess it, fund the planning process, and purchase the land, with no cost or risk to you.
GET IN TOUCHContact us at [email protected] today.
Clarus Construction is an Oxfordshire-based, family-run building company. For years we have built new homes, extensions and renovations to a standard that has earned us membership of the Federation of Master Builders and consistent five-star reviews.
Our Land & Development team extends that work. Alongside building for clients, we identify, plan and deliver our own developments, ranging from individual homes to small and medium-sized residential schemes designed to suit their surroundings.
Our construction expertise sets us apart. Because we understand the real costs of delivering a development, our offers are grounded in practical experience, giving landowners greater confidence and certainty from the outset.
We focus on sites suitable for 1 to 50 new homes in and around towns and villages across Oxfordshire, Buckinghamshire and Gloucestershire.
Large gardens or paddocks that could take one or more new homes, with or without the existing house.
Gaps between existing buildings, or land that adjoins a settlement boundary.
Redundant barns, stables and farm buildings suitable for conversion or replacement.
Former yards, garages, workshops and small commercial sites.
Homes whose plot could support replacement or additional dwellings.
Land with an existing consent that the owner would prefer to sell rather than build out.
Not sure if your land fits? Tell us where it is. We'll give you an honest view, even if the answer is that it isn't right for us.
CONTACT USWe pay for the surveys, architects, planning consultants and application fees. If planning isn't granted, you owe us nothing. We also contribute towards your own legal fees.
Land with planning permission for new homes is worth considerably more than its existing use. Our aim is to share that uplift with you. With committed funding, we can move quickly and efficiently, removing the uncertainty of property chains and providing greater confidence throughout the transaction process.
We live and work in the area. We'll be building next door to our own reputation, and we treat every site accordingly.
We'll explain how we arrive at our offer, including our build costs and the value we expect the finished homes to achieve. You'll never be asked to take a figure on trust.
We manage every stage: assessment, design, planning, legal and completion. You'll deal with the same person throughout.
As a working construction company, we price sites from what homes actually cost to build today, not from estimates. That makes our offers realistic and reliable.
Most sales follow the seven steps below. The biggest variable is planning, which typically takes 6 to 12 months. We'll keep you updated at every stage.
Call us or send a few details through the form below: where the land or property is and roughly how large. There's no obligation.
We look at the site's location, planning history and local policy. Within 5 working days, we'll tell you honestly whether we think there's potential.
We visit the land with you, walk the boundaries and talk through what might be possible and what matters to you.
We make a written offer and explain how we reached it. We'll agree the key commercial terms and how the site will be taken through the planning process and sale.
Your solicitor and ours agree a legal agreement that allows us to pursue planning permission whilst providing both parties with certainty over the agreed process and future sale terms.
We prepare and submit the planning application at our cost, keeping you informed throughout and consulting with you on the proposed development before submission.
Once planning permission has been secured, the sale completes and the agreed funds are transferred to you, allowing you to realise the enhanced value of your land.
Will you keep our conversations
confidential?
Yes. We treat every enquiry in strict confidence and will not discuss your land with third parties without first discussing it with you.
Can I sell part of my garden and stay
in my home?
Yes. Many of our projects involve the sale of part of a garden, paddock or larger landholding. We carefully consider privacy, access, boundaries and landscaping from the outset and seek to design developments that sit comfortably alongside existing homes.
How long does it take?
If planning permission is already in place, a purchase can typically complete within 8 to 12 weeks. Where planning consent needs to be secured, the process will usually take between 9 and 18 months.
What does it cost me?
Nothing. We cover the cost of all surveys, design work and planning applications. We will also make a contribution towards your reasonable legal fees.
Do I need planning permission before
contacting you?
No. Most of the land we acquire does not have planning permission when we first assess it. Identifying and securing planning consent is a core part of what we do.
Whether you're simply curious about your land's potential or actively considering a sale, we'd be pleased to hear from you. Tell us a little about your land and we will be in touch within two working days. There's no obligation, and everything you share will be treated in strict confidence.
